In a hilly area just a few minutes from the walls of Lucca there is a typical Tuscan style Villa, immersed in the green Lucca countryside. The property is spread over several buildings, the main building (therefore the Villa), the cellars that have been appropriately renovated to create two studio apartments (of about 30 square meters each) and a garage and finally two rustic buildings that can be expanded up to about 100/120 square meters each. The property is in good condition but requires some maintenance work and is spread over a fairly large semi-hilly land, of about 3 hectares, intended for vineyards, woods and olive groves with about 400 plants in production. The main building, of about 300 square meters, is on two levels with 4 independent entrances, and is made up of: a very large and bright living area, here the environment is very warm and welcoming, through which you access the outside on one side of the building, a kitchen-dining room of about 70 square meters made entirely of brick with handmade Caltagirone tiles, a 19th century marble sink with 19th century beams and a wood-burning oven, the ground floor is completed by a room called ”music room”, a bathroom and a small cellar. On the 1st floor we find 4 bedrooms, of which 3 bedrooms with their respective private bathrooms and windowed views of the surrounding hills and a smaller bedroom, a study and a spacious laundry room to be used as a wardrobe room. The floor is completed by a wonderful bathroom with a 19th century cast iron bathtub. Some technical details to keep in mind: there are two boilers (methane and reverse flame) thermodynamic kitchen to heat the radiators and last but not least, there is the possibility of building a swimming pool of reasonable size. The property ends with a terrace of about 70 square meters, very convenient for outdoor dinners in the summer. The position of the entire property is truly unique and gives a pleasant feeling of privacy. Excellent solution for lovers of typical Tuscan rustic, part of the property can be put to income for tourist rentals. Energy class G. € 950,000 Ref. RV1075
